Let-only, rent collection or full management: which service suits your property?

When letting a property, one of the first decisions a landlord needs to make is how much responsibility they would like to retain for the day-to-day running of their investment.
Some landlords are experienced and comfortable dealing directly with tenants, organising maintenance and keeping on top of the necessary administration.
Others prefer to have an experienced agent looking after the practical arrangements, particularly if they live outside London, spend considerable time abroad or simply have other commitments.
There is no single approach that suits everyone.
At Tuckerman Residential, we offer different levels of lettings and management support, allowing landlords to choose a service that reflects their circumstances and the needs of their property.
Here we explain the principal differences.
Let Only: finding a tenant and setting up the tenancy
Our Let Only service is designed for landlords who would like professional assistance in marketing their property and securing a suitable tenant, but who intend to manage the tenancy themselves thereafter.
The process begins with an informed rental valuation, followed by advice on presentation and preparation.
We arrange professional photography, prepare property particulars and market the accommodation to prospective tenants.
We also coordinate viewings, discuss applications and assist with the arrangements leading up to the commencement of the tenancy.
This will generally include the agreed tenant-finding and tenancy setup services, with the precise scope confirmed in our terms of business.
Once the tenancy begins, ongoing responsibility passes to the landlord.
This means you will ordinarily deal directly with the tenant regarding rent, maintenance, inspections and day-to-day matters.
Who might this suit?
Let Only can work well for landlords who:
Have previous experience managing rental properties.
Live locally and can attend to issues when needed.
Have established relationships with reliable contractors.
Are comfortable managing tenancy administration and legal obligations.
Would prefer to minimise ongoing agency costs.
The main consideration is whether you have the time and experience to deal with the responsibilities that continue throughout the tenancy.
Rent Collection: additional support with rental payments
Rent Collection builds on the initial letting service by providing ongoing administration of rental payments.
Rather than collecting rent directly from the tenant, the landlord appoints the agent to deal with this aspect of the tenancy.
The service typically involves receiving rent, recording payments, accounting to the landlord and following up on arrears as agreed.
This can be useful for landlords who are comfortable handling maintenance and tenant enquiries but would rather have a professional team overseeing the financial administration.
However, Rent Collection should not be confused with Full Management.
The landlord will generally remain responsible for arranging repairs, handling routine property issues and dealing with the other practical requirements of the tenancy.
Who might this suit?
Rent Collection may be appropriate for landlords who:
Want regular and organised rental accounting.
Prefer not to deal directly with payment administration.
Are happy to manage maintenance and tenant communication.
Have the time to arrange inspections and other property matters.
Want more support than Let Only without appointing a fully managed service.
The precise services included should always be confirmed before instructing an agent.
Full Management: a more comprehensive service
For landlords who would prefer not to be involved in the everyday running of their property, Full Management provides a more comprehensive level of support.
At Tuckerman, our management service is built around maintaining a close understanding of each property and providing a consistent point of contact for both landlords and tenants.
Once a tenant has moved in, our team continues to look after the practical arrangements associated with the tenancy.
These include rent collection, tenant liaison, property inspections, coordination of repairs and maintenance, and ongoing tenancy administration.
When maintenance is required, we can arrange appropriate contractors, obtain estimates where necessary and keep the landlord informed.
For routine expenditure, we work according to agreed authority levels. More substantial decisions are discussed with the landlord, while urgent issues can be addressed promptly when circumstances require.
We can also assist with coordinating safety checks and other property-related requirements.
Who might this suit?
Full Management is particularly useful for landlords who:
Live outside London or overseas.
Own several rental properties.
Have busy professional or personal commitments.
Prefer not to handle maintenance enquiries directly.
Want an experienced local team overseeing the property.
Value continuity of communication and regular oversight.
Many landlords find that the main benefit is not simply the administration being undertaken on their behalf, but knowing that someone familiar with the property is available when an issue arises.
You can read more about our approach on our Property Management page.
What responsibilities does the landlord retain?
A common misconception is that appointing a managing agent removes all responsibility from the landlord.
In reality, the landlord remains the property owner and retains important legal and financial obligations.
These include ensuring that the property meets applicable safety standards, funding necessary repairs and complying with relevant legislation.
A managing agent can coordinate much of the practical work and help the landlord meet those obligations, but the precise allocation of responsibilities should be clearly agreed.
It is therefore important to understand both what a service includes and what remains your responsibility.
How much do the different services cost?
The fees charged by letting agents generally reflect the level of work and ongoing responsibility involved.
A Let Only service normally involves an initial fee for finding a tenant and arranging the tenancy.
Rent Collection and Full Management services generally involve ongoing fees calculated by reference to the rent.
There may also be additional charges for specific services or third-party costs, such as inventories, safety certificates and certain administrative tasks.
At Tuckerman, we believe landlords should have a clear understanding of the costs associated with letting their property.
You can find our published charges and further details on our Landlord Fees page.
We are also happy to discuss the likely costs for an individual property so that you can make an informed comparison.
Which service would we recommend?
The most suitable arrangement depends on the property and the landlord.
For an experienced landlord living close to a relatively straightforward property, Let Only may provide everything that is needed.
Someone who is happy managing their own maintenance but would prefer assistance with rental accounting may find Rent Collection a sensible middle ground.
For an overseas landlord, or someone who does not wish to deal with tenant enquiries and maintenance, Full Management will often be the more practical option.
It is also worth considering the nature of the property itself.
An older flat in a converted building may occasionally require more hands-on attention than a modern apartment. Equally, a well-maintained property can still present unexpected issues that need dealing with promptly.
The important question is not simply which service costs the least, but which offers the appropriate level of support for your circumstances.
